About the YEIDA Built-Up Housing Scheme?

The YEIDA Built-Up Housing Scheme offers ready-to-move flats in Sector 22-D along the Yamuna Expressway. The apartments are available in different configurations including 1 BHK and 2 BHK, catering to various budget needs. For 1 BHK, the scheme offers two types, affordable flats with super areas of 29.76 sqm and standard flats with larger regions of 54.75 sqm. The 2 BHK flats come with a super area of 99.86 sqm. Location charges for YEIDA flats vary by floor. For multistory (S+16) flats, charges range from Rs. 53,745 to Rs. 1,07,489 based on the floor, with higher floors having lower rates. For four-story flats, the charges range from Rs. 29,466 to Rs. 58,932, depending on the floor chosen.

The allotment of multistory and four-story flats under the scheme will be provided to allottees on a 90-year lease. The lease rent is payable in a lump sum, amounting to 10% of the flat’s premium (total cost). This payment must be made before the execution of the lease deed and possession of the flat. Allottees must complete legal documentation and take possession of their flat within 180 days of receiving possession notice. If they don’t, they will incur an administrative charge of 1% of the total flat premium for each additional year needed. If they still fail to execute the documents within this extended time, their allotment may be canceled, and any deposited money will be forfeited.

Reserved Category Applicants:

  • Applicants must be at least 18 years old on the scheme’s issue date.
  • Can apply in only one category of flats.
  • Eligible if their land has been acquired for the Yamuna Expressway or Jewar Airport.

Conditions for Eligible Farmers:

  • Farmers whose land was acquired by YEIDA or for the Jewar Airport are eligible.
  • Must provide an undertaking on Rs. 100 stamp paper.

Option 1: One-Time Payment Plan

Option 2: Installment Plan

  • 30% (10% EMD + 20% allotment money) due within 30 days from the Letter of Intent.
  • The remaining 70% is payable in ten equal half-yearly installments with interest at 10% p.a. on the reducing principal.
  • If payments are late, an additional 3% interest will apply, making it 13% p.a. on the defaulted amount.
  • Generally, no extensions are allowed, but up to 1 month may be granted by the CEO (maximum of 3 times during the payment period).
  • Payments first cover penal interest and then the premium/lease rent.
